What ₹5 Crore Buys You in Bengaluru
The answer depends entirely on where you look — and what you're actually buying for. A considered breakdown of the current luxury market.
Five crores in Bengaluru's residential market can mean very different things depending on the corridor, the developer, and the configuration you're considering. In Whitefield, it buys a well-specified 4 BHK in a branded township. In Hebbal, it gets you a 3 BHK with a meaningful location premium. In Devanahalli, it opens the door to a villa.
The question worth asking isn't just what you get for the money — it's what the money is actually doing. Is it buying lifestyle, or is it buying an asset that will appreciate? In most cases, the answer is both, but the balance differs significantly by location.
North Bengaluru — particularly the airport corridor — continues to attract buyers who are thinking 5–7 years ahead. The infrastructure investment in this corridor is real and ongoing. East Bengaluru, anchored by Whitefield and ITPL, offers stronger near-term rental yields for investors.
Our view: at ₹5 crore, the most considered choice is a project that combines a credible developer, a location with genuine infrastructure tailwinds, and a configuration that suits your actual use case — not the one that looks best on paper.

Sarjapur vs Whitefield: Understanding the Difference
Two of Bengaluru's most active residential corridors, but they serve different buyers. Here's how to think about the choice.
Sarjapur Road and Whitefield are often mentioned in the same breath, but they are meaningfully different as residential destinations. Understanding the distinction matters before you commit to either.
Whitefield is the more established corridor. It has a functioning retail ecosystem, multiple tech parks, and a residential market that has been active for over two decades. The metro connectivity, now operational, has removed the most significant objection buyers had. Prices reflect this maturity.
Sarjapur Road is younger and more varied. The southern stretch towards Attibele has a different character from the northern stretch near Marathahalli. The corridor attracts buyers who are willing to accept some infrastructure incompleteness in exchange for a lower entry price and higher potential upside.
Our view: Whitefield suits buyers who want a more established lifestyle and are comfortable paying for it. Sarjapur suits buyers with a longer horizon who are comfortable with some infrastructure risk. Neither is the wrong answer — the right one depends on your timeline and your use case.

5 Things to Look Beyond When Buying a Luxury Home
The brochure will always look exceptional. Here are the five things that actually determine whether a luxury purchase is a good one.
Luxury residential marketing in Bengaluru has become exceptionally good at presenting every project as a once-in-a-generation opportunity. The renders are beautiful. The amenity lists are long. The location descriptions are optimistic. Here are five things worth looking at more carefully.
Developer delivery track record. A developer's history of delivering on time and to specification matters more than their current marketing. Ask specifically about their last three completed projects in Bengaluru.
The actual configuration. Super built-up area and carpet area can differ by 25–35% in some projects. Understand what you are actually buying in terms of usable space.
The neighbourhood in 5 years. Look at what is planned around the project — not just what exists today. A project adjacent to an undeveloped parcel carries different risk from one in an established neighbourhood.
The exit market. If you needed to sell in 3 years, who would buy it and at what price? Projects with a narrow buyer profile are harder to exit. Projects in locations with broad appeal — end-users, investors, NRIs — are more liquid.
The maintenance commitment. Luxury amenities come with luxury maintenance costs. Understand the projected maintenance charges and factor them into your total cost of ownership.

How to Compare Luxury Residential Projects in Bengaluru
Most buyers compare projects on price per sqft and amenity lists. Here's a more useful framework.
Comparing luxury residential projects in Bengaluru is harder than it looks. The price points are similar. The amenity lists are long and largely identical. The renders are all exceptional. Here is a more useful framework for making the comparison.
Start with the developer, not the project. A strong developer in a good location will almost always outperform a weak developer in a great location. The developer's ability to deliver — on time, to specification, with post-possession support — is the most important variable.
Then look at the location's trajectory, not its current state. The question is not whether the location is good today, but whether it will be better in 5 years. Infrastructure announcements, employer presence, and retail development are the leading indicators.
Compare carpet area, not super built-up area. The loading factor varies significantly across projects. A project with a 30% loading factor and a lower per-sqft price may be more expensive in carpet area terms than a project with a 20% loading factor at a higher headline price.
Finally, visit the site — not just the sample flat. The sample flat is always exceptional. The site visit tells you about the neighbourhood, the construction quality, and the actual view from the unit you are considering.
